…it’s just the actual work that sucked.
[The rate sheet for a 30 year fixed, great credit, 20% down, no points, et. al. is… about 7% again if you had to lock today, right now - and we have some of the best rates. Yeah.

People got live, but long term capital is expensive again.

Whaddya gonna do? It’s like the weather: you can anticipate it - but you can’t control it.
